In the world of real estate there are two types of investors. Private real estate investors like those people that own homes, and then there is the commercial real estate investor. 

Although many of the same principles are the same for both residential and commercial investing there are some very major differences. 

With commercial investing however, if one of your eight units goes vacant at $500 per unit, you’re still bringing in $3,500.

First of all, real estate investing can be a complicated, risky and potentially rewarding enterprise. But commercial investing is not as hard as people think.

Every local and global economy relies on a private and commercial investment economic system for sustainability and growth. 

Your first step to success in real estate starts with learning the language specific to the industry.

Online forums, books, newsletters and investment groups are excellent resources for learning the mechanics and language of real estate investing.

Actually conversing with experienced real estate investors, brokers and consultants is a crucial step on your path to becoming a successful real estate investor. Even so, Commercial Investing is not rocket science. 

Finding a perfect property you might be afraid of overpaying. A true and accurate valuation can be performed by a licensed commercial real estate appraiser.

Also, if you use a commercial mortgage consultant or broker to help finance an investment, they can provide a clearer estimated cap rate valuation.

This because they have access to databases that provide critical information, such as accurate cap rates in the area of your potential investment, typical vacancy rates, and average rent per square foot for an area. Their fees are sometimes negotiable.

Join online real estate investor forums, particularly those focused on a market in your area. Occasionally commercial investing groups may pay one or two percent less.

You should be able to negotiate the specific fees based on several factors, your experience being one of those.
